EPDM Roofing Installation

EPDM (ethylene propylene diene monomer) is a synthetic rubber roofing membrane that is characterized by its great durability as it has excellent resistance to extreme temperature changes like heat, possesses low temperature flexibility, as well as resistance to ultraviolet rays, ozone and abrasion. The fact is that this type of roof provides outstanding weathering characteristics in climate worldwide, which makes it one of the most important choices for low-slope roof construction. An EPDM roof lasts up to 30 years. There are two available options: black and white. Black membranes improve tear strength and UV resistance. On the other hand, white membranes have titanium dioxide which is used instead of black carbon to offer a highly reflective surface. For its installation, EPDM membrane can be ballasted, fully adhered or mechanically fastened. It is available in 45mil, 60mil, or 90mil and in sheets up to 50’ x 200’.

Seam Tape

This has improved the quality and reduce the amount of time to install EPDM roofing systems. Whether an installer uses rolls or seam tape or pre-taped EPDM panels, the seams will be stronger and more consistent than those with adhesives. EPDM is typically a durable non-reinforced membrane. Reinforced EPDM exist and is most commonly used for mechanically attached systems.

Black is the predominant color, it can be coated with acrylic coating to increase reflectivity. The white membrane is another alternative for a highly reflective roof surface, it requires less maintenance than coating. Choose the color of your preference and just allow us to make the job.

TPO Roofing Installation

TPO (thermoplastic polyolefin) is a roofing membrane with exceptional characteristics like resistance to exposure to certain chemicals, as well as to ultraviolet rays and ozone. It reflects UV radiation and is considered cool due to its white color, which makes it a reflective roof that can help stay cooler inside and will save on air conditioning costs in the building or a house it is installed on by helping keep the surface of the roof and the building cool during hot seasons. TPO roofing membrane is widely known for its versatility, flexibility, and durability. Basically, a TPO roof must be mechanically fastened, fully adhered or heat welded for its installation, in which case the result is a strong fused seam that will guarantee a long-lasting performance. It generally lasts 15-20 years.

Modified Bitumen Roofing Installation

Modified Bitumen is a roof composed of asphalt and a variety of rubber modifiers and solvents. It is designed to be flexible in extremely hot and cold weather and very puncture resistant. This type of roof membrane is sold in both smooth and granule-coated forms which the last one is protected from ultraviolet degradation due to its granular surface.

There are two most common bitumen modifiers that are, in turn, the two types of roof in this category: APP (atactic polypropylene), a very durable membrane and SBS (styrene butadiene styrene), a very flexible membrane. Modified Bitumen roofs can be installed through one of these methods: hot asphalt application, with cold applied adhesives, heat weld (with torch) and self-adherence. A Modified Bitumen roof lasts 30-35 years.

Liquid Roofing Installation

Liquid applied roofing systems consist of the application of a specific liquid coating to a roof in order to waterproof it. These types of systems are cold applied and the liquid coating used to cure forming an elastomeric waterproof membrane must be applied over another type of roof, such like flat roofs (EPDM, TPO, and modified bitumen, both smooth and granulate membranes), which is why this membrane is seamless and capable of stretching and contracting with no risk of structural damage.

Liquid applied roofing systems involve a safe and versatile application method, and an important and intrinsic characteristic is that waterproof membranes conform to any penetration shape, fitting perfectly in seams, fixings, joints, and welds with ease, being completely adhered. The coatings can be applied over various roofing materials, including asphalt, felt, concrete, bitumen, metal and others.

Some of the advantages of applying this system are: the process constitutes a cost-effective method of making a new roof waterproofing; it requires an easy and safe application as it does not involve hot works like hot asphalt or heat welding nor requires special equipment more than rollers and/or paint sprayers. It protects from sun radiation by reflecting its rays, helps maintain cold temperature during summer saving on energy costs, and is sealant. A liquid roof can have a lifespan of 10 years depending on the coating system employed and the conditions and proper maintenance it receives.

This type of roof, has a considerable impact on the cost. It is the most inexpensive type of roof, but not recommended by North Star General Contractor Inc.

In the modern era, this type of roof has become obsolete and less recommended by roofing contractors.
